How do I apply?
Obtaining a rental application is convenient and accessible from multiple sources. You can effortlessly download one in PDF format directly from our website. Additionally, our showing agents are always equipped with applications, readily available for prospective tenants during property viewings. Our office is located at 12 Main St W, Huntsville, ON.
Every application comes with straightforward instructions and a clear outline of the criteria we use for evaluation.
Who should apply?
If you’re considering a home managed by Granite Vista Property Management, we encourage you to apply, regardless of your initial impressions. It’s a common misconception that open houses or showings with many attendees lead to numerous applications. In reality, despite high attendance, often only a few actually apply.
Remember, each property and location attracts different individuals. If you find yourself drawn to one of our properties, don’t hesitate to submit your application promptly.
At Granite Vista Property Management, we uphold a strict non-discrimination policy. We do not differentiate based on race, color, religion, marital status, national origin, sex, sexual orientation, familial status, disability, or source of income, in full compliance with Provincial Fair Housing laws.
How much does it cost to apply?
Applying for any of our available units that are currently for lease is completely free of charge. However, if you opt to be placed on a waitlist and wish to undergo prescreening to ensure your application is fully prepared for any upcoming units, there is a nominal fee of $30. This fee is utilized to cover the expenses associated with credit report checks and the application processing.
How long does it take to process my application?
The processing of your application typically takes between 1-3 days once we receive your completed application, necessary supporting documents, and the associated payment at our office. A key factor in this timeframe is the responsiveness of the references, employers, and previous landlords you’ve listed – their prompt communication can significantly influence the process’s duration.
We share your excitement about moving into a new home and strive to approve tenants swiftly. You can aid in speeding up the process by ensuring all requested information is thoroughly provided and by encouraging your references to respond to our inquiries promptly.
When can I move into my new home?
Upon approval, tenants may have the opportunity to move into their new home as soon as they receive notification. After your application is approved, we will present you with a lease agreement. We ask that you visit our office to sign this lease and make the payment for the first and last month’s rent. Following these steps, you will receive the keys and be all set to move into your new home.
Please note, access to your new home will only be granted once we have a signed lease agreement in hand, the first and last month’s rent payments are completed, and we have received proof of insurance and confirmation that utilities have been transferred into your name.
When is rent due?
Rent is payable on the first day of every month. Our office is open five days a week for your convenience. For payments outside of office hours, a mail slot is available in a nearby building. You have multiple payment options including cash, cheque, e-transfer, or via our online portal, with a preference for e-transfer or online portal transactions.
Regarding a security deposit, we do not require one. Instead, we ask for the last month’s rent upfront, which is exclusively allocated to cover your final month of tenancy.
Is there a security deposit required?
Your lease agreement will be outlined on the Standard Ontario Lease form. We strongly encourage you to thoroughly read through the lease and feel free to raise any questions you might have about your obligations and responsibilities as outlined in the agreement.
Please remember, the lease or rental agreement is a legally binding document for all involved parties. None of the parties to the lease have the authority to unilaterally alter the contract, and any changes must be mutually agreed upon by everyone involved.
Will I need to sign a lease?
Your lease agreement will be outlined using the Standard Ontario Lease format. We encourage you to thoroughly review the lease and welcome any questions you might have about your specific duties and responsibilities as outlined in the document.
Keep in mind that the lease or rental agreement is a legally binding document for all parties involved. No individual party has the right to unilaterally change the terms of this contract, and any modifications must be agreed upon by all parties involved.
Why should I rent a home through your company?
At Granite Vista Property Management, we eagerly anticipate having you join us as a tenant once your application is approved. We are committed to preventing misunderstandings by ensuring you are fully informed about our duties, responsibilities, and policies. This approach is aimed at fostering a relationship grounded in transparent communication and explicit agreements.

What costs do the tenants pay upon move-in?
Typically, the initial cost for moving in is equivalent to two months’ rent, covering both the first and last month.
Upon moving in, tenants are usually responsible for transferring all utility services into their name. It’s common for utility companies to request a deposit, particularly if the tenant doesn’t have a prior payment history with them. After signing your lease, it’s important to reach out to these utility providers to arrange for the services to be transferred to your name.
